The meeting was opened at 3:00 PM by Chairman Andy Habe with all trustees in attendance.
Marianne Williams reported that she had delivered the revised documents (including the page 7) to most of the residents. She has left phone messages for the remainder of the residents but has not received a return call from several units. Andy Habe and Tom Fermi will deliver the remainder after getting the list from Marianne. A copy of Page 7 will be given to Bill Oncay to put on the OCV web site. A search will continue to locate the original document.
The FY 2008 Budget has been finalized and will be presented at the December meeting. The meeting schedule for 2008 was distributed by Chairman Habe.
Tom Fermi advised that LEI (Landscaping Contractor) will finish leaf removal and their contract will be finished. Carlino Landscaping will take over snow plowing/removal and landscaping.
Fire/smoke alarm testing will take place again during August/September 2008. Additional information will be forthcoming on the schedule at a later date.
A basement leak in one of the units was discussed. Apparently it has existed prior to turnover by the builder but was not brought to his attention by the resident. Basement Solutions will be called the next time it leaks to determine a solution to the problem.
Merle Ray advised that the Board needed to address the issue of hiring an accountant to perform the accounting review for FY 2007. It was agreed by the Board to retain the same firm as last year (Dawn Kay). Arrangements will be finalized to retain them for this purpose.
The Board voted to approve payment of a bonus ($100) to Peter Smith for his work this year at Olde Canal Village.
Andy Habe advised the Board members to check into a web site (condolawyers.com) for information concerning condominium management.
