The meeting opened by Chairman Andy Habe at 7:05 PM with all board members and a number of residents present.
Chairman Habe welcomed everyone to the first quarterly open meeting of 2007. He thanked Marianne Williams for recommending and obtaining the spotlight for the front of the clubhouse and Gilbert Joe for installing the electrical receptacle outside the clubhouse.
Tom Fermi had some words on the following:
Traffic continues to go around the circle the wrong way. He asked that residents inform their visitors that they must follow the signs, if not, we may have to impose some sort of fines for violations.,
There are still cars parking on the grass which endangers the sprinkler heads (which costs $100 each to replace). Parking with two wheels on the sidewalk is authorized but residents should remind visitors not to park on the grass.
A new and larger sign is being obtained for the entrance advising that no parking or soliciting is allowed. Approval will be requested from the Uxbridge Police Department.
Another sign has been obtained for use during special events (4th of July fireworks, etc) which will located at the entrance to the circle and manned by volunteers. Again, approval will be obtained from the Police Department.
Fire alarm testing must be done and documented on an annual basis for the insurance company. Procedures are being finalized.
There have been several incidents of failure of water pressure valves in basements. Residents are advised to obtain water alarms and to shut water off if going away for an extended period. This is particular true for those who have finished basements.
Any residents having problems with lengthy drying times for laundry should have the vent cleaned.
A number of cracks have widened in the roadways and sidewalks. We will look into getting these sealed this summer.
Bill Patten advised that about half the voting forms on the revised condo documents have been returned.
Merle Ray gave the status of the FY 2006 accounting review which is being conducted by Ms. Dawn Kay, CPA. Results should be forthcoming within 4 to 6 weeks. He also reported the purchase of a sixth CD for the Reserve Funds.
Tom Rogers stressed the need to watch the pressure valves as well as hoses on refrigerators with ice makers which are also prone to leakage.
Chairman Habe gave the state of the Trust which is excellent. Finances are in good shape as are the facilities. There will be an election in June, 2007 to fill vacancies created by the expiration of the terms of Bill Patten and Tom Rogers. In 2008, there will be two more trustees' terms expiring. We must have volunteers for these positions, otherwise we will be forced back into use of a management company at a cost of several thousands of dollars.

Merle Ray presented the cash flow position for February 28 which has the association in excellent shape financially.
Bill Patten will begin calling those residents who have not returned their votes on the revised condo documents. We need response from 68% and have received about 60% to date.
Tom Fermi reported that Mr. Maranello's office had advised him that water leaks were being caused as a result of high water pressure not problems with installation of the lines. Tom will discuss this with the Uxbridge DPW.
Roger Lange is working on the procedures for the fire alarm testing.
Merle Ray brought up the conditions of the area where the snow equipment is parked. Tom Fermi will look into a solution to this problem of having the equipment on site.
Merle Ray also addressed the high gas bills being incurred for the clubhouse. The latest bill was approximately $250 for the month either because the thermostat is not being turned down to 52 degrees or another problem. This also could be caused by dirty filters (these will be changed). Tom Rogers will look into the purchase of a programmable thermostat.
