MINUTES OF CONDO TRUSTEE BOARD MEETING
May 8, 2012

The meeting was opened by Andy Habe at 3:00 P.M.
Members of the board present: Andy Habe, Tom Fermi, Roger Lange, Romeo Berthiaume, Marianne Williams
Non-board members present: Mark Anderson, Frank Lary

Andy invited Mark Anderson to attend the meeting to share his thoughts regarding the upcoming meeting with the Board of Selectmen. Mark said he sent letters to the board and to Benn Sherman, DPW. The letter served to affirm the proposal that OCV will maintain Warsaw Street and the town of Uxbridge should continue to plow, sand, and salt it as it done for over 40 years.

Frank, tom and Marianne agreed to attend the selectmen's meeting on May 14. Frank said that he found the markers for the OCV boundary near the canal. All dumping of grass, etc has been on OCV property.

  1. The cash flow and the bill payment report was approved. The Baroque Bros bill for opening the sprinkler system was $500 higher than for 2011. Most of the increase cost was in the service fee. Tom reported the some fof the sprinklers were not tested, or they were not dug out. He will speak to Baroque Bros regarding this issue. He is going to have Wilson check station by station and have him add adapters in order to raise the heads to lawn level. Tom will get a quote for a remote control to help with the testing of the sprinkler system.

  2. June election- Marianne and Roger will organize the election. As of this date, two resumes have been received. Resident have until May 15 to submit a resume. Marianne will secure a computer to be used on election day by those who do not have a computer and wish to vote electronically rather than by paper ballot. The voting will end at 7:00 P.M. on June 12.

  3. Marinella- Tom called Joy at Marinella's office and she indicated that she has not heard from the insurance company regarding the claim for the roofs. She reported to Tom that workmen will be here to deal with the firewall issue. Other issues will be discussed when Tom and Frank meet with the framers.

  4. Wilson- A resident has mold in the basement. The board will check with her after the mold is cleaned and there is a recheck for continued leaking. Wilson's summer schedule will include checking the sprinklers, washing the fronts and backs of the condos. Wilson has taken the bench down for repair. He has planed it down and will apply several coats of polyurethane The bulleting board near the mailboxes was also revamped with new supporting posts and a fresh coat of paint on all surfaces.

  5. Open items- Roger is recommending that electricity be added to the shed for Wilson's convenience. He is going to get three appraisals to determine the cost of the project. Lights in the shed would allow Wilson to work after dusk and would allow him to use the electrical equipment rather than have him carry it to the clubhouse for power.

  6. Andy, Tom, Roger and Romeo met with Tony Carlino to discuss causes of the burnt grass as well as the pear trees that are sprouting in the lawn. It was originally thought that over fertilization was the cause but Carlino said the brand of fertilizer he uses does not burn the grass. Carlino explained that the dry weather and the unusual heat in April caused the browning of the grass. Just prior to the meeting, there was a rain storm and the grass turned green because of the additional water. Carlino as well as an horticulturist explained that the pear trees were sending up roots which then germinated into mini trees because they were seeking water and, because we sprinkle, the water was closer to the surface rather than deep down and therefore the water attraction drew the roots upward. Repeated mowing will get rid of the unwanted growth.
