Andy Habe opened the meeting at 6:30 P.M.
Decks: The general schedule cycle for staining the decks id every 4 years. Several residents are asking the board to approve staining of their individual decks now because of weather induced wear on the wood. The trustees will check the state of the decks to determine need for restaining before the timed schedule. If it is deemed to be in need of stain, the owner can restain it on his/her own using stain supplied by the board, or it can be scheduled for Peter.
A review of the budget brought about a discussion on the use of Business Investment Cash (Reserve fund) to pay "extraordinary expenses" due to unscheduled immediate repairs to the buildings. Generally these repairs were paid out of the monthly income. It was decided, however, that these "extraordinary expenses" would be paid out of the reserve fund and at the same time transferring money from the monthly income to reserve to accommodate the structure of the budget.
The board decided, after much discussion, that the question of the Unqualified Resident would be settled by waiving the 28 day cumulative visitation privilege which would allow the Unqualified Resident to come and stay as needed by her mother. If her situation changes which would require her to stay 24 hours/7 days a week, a new affidavit would be needed from the doctor. A letter will be sent to explain the position of the board.
Tony Marinella came to see the roof at 9 OCW. He has agreed to repair the roof on the entire building and will do so as soon as the shingles that had to be ordered come in.
The outside sump pump was replaced at 9 OCW was replaced by Basement Solutions.
Att. Lovely has been in correspondence with Andy and has indicated that payment of condo fees for 21 OCW as well as reimbursement of legal fees will be forthcoming from the mortgage company. Att. Lovely also advised Andy that owners of condos in a 55 and older community need not be 55, but the residents in the complex must be 55 or older.
The board found no problem with the ornamental shelf on Nature View Drive. John Trombert was given permission to place an arbor in the back area of his condo.
Uxbridge Conservation Committee signed off on the problems relating to changes made in the plan during construction which were never approved. Tom Fermi called the Conservation Board requesting a document verifying this approval. The document requested will be sent as soon as the approval documentation is registered with the Worcester Registry of Deeds.
A resident requested an enlarged ice shield be placed under her shingles to prevent a leak due to ice and snow. The request was temporarily denied until it could be determined that such work is really needed.
A resident contacted Tom regarding an item in paper about mosquito spraying. Tom will contact the health department of Uxbridge to schedule the spray. The residents will be notified about the scheduled date so they can keep their windows and doors closed. The spray is not toxic to humans or animals.
