  1. Board member present: Andy Habe, Tom Fermi, Marianne Williams, Roger Lange, Romeo Berthiaume

  2. Andy Habe opened the meeting at 7:00 P.M.

  3. Andy welcomed all to the meeting and introduced the new residents, Jim Tucceri and Diane Sawyer.

  4. Bill Oncay presented the resolution reached on trustee compensation. The results were, as of Sept 8, 68% approval, 11% disapproval and 21 % no response.

    The compensation approved will result in the addition of $10 to each resident's condo fee. This $10 will be accounted for in an additional income line labeled "surcharge" and dispersed as "Management Compensation" This program can be discontinued by a vote requiring passage of 51% of resident beneficial interest. A Committee of Review will monitor the program. The program will begin October 1, 2008.

  5. Andy explained the term "beneficial interest" is a means of representing the value of a condo to the association so the total value of all the condos would equal 1 (100%).

  6. Andy then thanked all the various committees for their work, the Beautification Committee for the gardens, the clubhouse committee for their purchase of the TV.

  7. Andy singled out Barbara Van Heest for all her work, citing her as the most involved resident in the complex. He announced that, once again, Barbara has donated an afghan to be raffled off at the open house breakfast scheduled for October 26.

  8. Andy noted the sealing of the roads and walks as a great accomplishment with all residents cooperating in parking of cars. He thanked Ann Krause for notifying the board that Uxbridge was going to spray for mosquito control and thus we were able to have this done at no cost to us. He also thanked Gil Joe for his work in helping with the electrical items and John Allen for his input on accounting. He said he often gets compliments on the condition of the complex from Real Estate agents and visitors. Andy read a letter from Leslie St. Jean regarding the great newsletter put out by Bill Oncay who deserved many thanks for all he does.

  9. Tom then thanked everyone for their patience during the paving process. He then suggested everyone check the collector box in the furnace. There have been ten up to the day of the meeting that have reported to have cracks in them. Due to the efforts of Marie Nappa, the Gas Company will replace any cracked collector box free of charge if you have a contract with them. Failure to replace the cracked box will result in gas leaking into the house.

  10. A discussion regarding the replacement of air conditioning units/furnaces informed those present that care must be taken to change ductwork because the current ductwork is labeled 10 but new units are labeled 13.

  11. Romeo told residents that he will continue to trim trees and shrubs in the front of units that submit a communication form but he does not do backs. If the condo owners needs new downspouts, they are to contact Romeo via the communication form and he will get them at Home depot. The cost would be about $10-$12. These extensions keep the water away from the foundation and help prevent leaky basements

  12. Tom reminded residents to be on the watch for water heaters that are ending their life span which is 7-10 years. He advised the residents call a plumber to install. The cost is about $400.

  13. Andy then gave the State of the Trust. He said the complex was well run and well provided for with a low condo fee for residents. He thanked the members of the compensation committee for all their time and effort. The members of the committee were Merle Lalor, Ann Lewis, Clyde Powell, Fred and Baraba Tognacci, Barbara VanHeest, and Bill Oncay.

  14. Andy then announced the sale of 21 Olde Canal Way and reported that all condo charges have been paid and all legal fees have been reimbursed to the association.

  15. The meeting was adjourned at 8:15 P.M.

  2. Andy Habe opened the meeting at 8:15 P.M.

  3. A discussion was held regarding the use of line item labeled "operation reserve" and it was decided that this line item was not necessary. Marianne discussed the differences between the balance sheet sent by Leslie St jean and the cash flow accounting that she generates each month. Because it would be of great value if the balance sheet and the cash flow sheet were alike, Leslie has agreed to attend the October 12 meeting and all accounts will be resolved so all parties are on the same page.

  4. The trustees decided that trustee compensation checks would be bank generated and the trustees would receive them on the last business day of each month.

  5. The Conservation Committee of the Town of Ux bridge has filed the necessary paper work with the Worchester Registry of Deeds clearing the Olde Canal Village Condo Trust of any possible liens due to Mr. Martinelli not completing the necessary paperwork when the complex was complete.

  6. Tom and Roger reported that neither has been able to contact Peter Smith. Tom will call Wilson Martinez who previously worked for Roberto to see if he s interested in the job. Garage doors need to be cleaned of splashed tar, front doors painted and some decks stained.

  7. The water issues AT 21 Olde Canal Way will be resolved in the near future. Basement Solutions is working with Tom. Grading of the area seems to be the problem.

  8. Romeo reported he has building representative assisting him with the fire alarm testing.

  9. Tom is going to meet with Carlino regarding several problems that have developed due to action by his employees as well as what needs to be done to eradicate the crabgrass that has sprouted up. He will also discuss preparations needed to be ready for winter.
